Online booking terms

1. RESERVATION OF THE APARTMENT

The apartment is considered booked only receiving the damage deposit.
The payment of the reservation must be made ​​by: Bank transfer, Credit Card or Paypal
The Reservation will be considered booked only with the confirmation of the deposit’s payment and until the user does not receive the booking confirmation via e-mail communication.
The e-mail of confirmation will contain all the details of the booking such as the address of the apartment, reference numbers, the amount of the balance to be paid at the moment of the delivery of the property, the additional instructions about check-in and check-out.



2. PAYMENT

At the moment of the booking, the payment of the damage deposit is requested. The first monthly rent can be paid at the check-in and the following monthly payments for the rent must be paid 5 days before the end of the following month (considering the starting date on the contract).
The method of payment will be specified in the booking confirmation.
Any other cost for utilities listed in the lease must be paid by credit card at the moment of release of the apartment.
The Locator will register the contract, bearing the cost for it.
The payments of the rent, can be made by credit card at the time of check-in. This will imply an increase in the price equal to 3% (Visa or MasterCard,American Express).
The payments of rent can be made by bank transfer too, providing that:

The amount is received from the bank account at least 1 week prior to arrival (bank charges are borne by the customer)

The receiving of this amount is confirmed in writing



3. CANCELLATION AND BOOKING CHANGES

All cancellations or changes of your booking must be made by e-mail or fax. Cancellations or changes by telephone notification will not be accepted.
The security deposit will not be refunded in case of cancellation.
The customer that decides to cancel a reservation already totally paid (100% of the stay), must pay a sum for cancellation costs which will be determined in consideration of the number of days in advance of the receipt of notice of cancellation from the beginning of the period rented:

More than 90 days before: 25% of the total.
- Between 30 and 89 days before: 50% of the total.
- Less than 30 days before: 100% of the total.

In case that the customer wants to change the duration of the renting, the dates of arrival and departure, it will be considered as a new booking and will be subject to the cancellation policy.
In case that it will not be possible to offer at the user the booked apartment, we reserve the right to transfer the user of another property with similar characteristics to the one booked. If no agreement can be reached, both contractual parties are authorized to cancel the contract.
In this last case, you will be refunded of the total amount paid by you (except for the cost corresponding to those days when the user has used the property).



4. SECURITY DEPOSIT

At the moment of their reservation, a security deposit must be paid to guarantee that the apartment and all its contents can be given back in the same conditions as it is at the check-in.
Accepting Terms and Conditions you agree that any damages caused by you or your group will be deducted from the deposit and that you will be responsible of any damage that exceeds the amount of the security.
The damage deposit depens on the duration of the stay:
- Up to 1 month: 500 Eur
- Up to 3 months: 1 month rent to be paid directly to the agency with Bank Transfer at the moment of the booking (we will send you our Bank information)
- From the 4th month: 2 month rent to be paid directly to the agency with Bank Transfer at the moment of the booking (we will send you our Bank information)
All deposits paid at the time of the booking procedure will be totally refunded within 5 days from the moment of check-out after a control of the apartment.



5. ARRIVAL AND DEPARTURE

It is your commitment to inform of your correct arrival time, in this way we can arrange your check-in and inform the person assigned to you of any changes or delays.
Check in and check out to do directly in the apartment you have rented, from 9.00 AM to 19.00 PM.
Check in and check out overtime are extra charged (from 11.30 PM to 7.30 AM price: 50, 00 Euro – other times price: 30, 00 Euro).
Check-in on Sudays and on Holiday Days price: 20,00 Euro

The contact person will be informed about your phone number and e-mail address in case we need to contact you regarding your arrival time. It is possible to send this information via e-mail to info@homesrentals.eu, or by calling the number + 39 02 67165670

An e-mail confirmation will inform you also about the place where you can meet the contact person at the moment of your arrival and as well all contacts of the same.

Day of departure:

Check out must be before 11:00. If you leave the apartment after 11:00 am, without prior authorization, you will be charged.

If you need to leave the apartment after 11.00 am , you have to ask the availability at the moment of check-in. If there are no new early arrivals on the day after your departure, we will try to satisfy your request. In this last case, where there is the possibility to leave the apartment after the pre-arranged time , and you can stay in the apartment until 18:00 for an additional fee equal to 50% of the rental price of a night. If you will stay in the apartment at any time after 18:00 there will be an additional charge corresponding to the total cost of a night.

On the day of departure you must leave the apartment suitably clean and tidy, with all waste correctly disposed .



6. CLEANING

The Customer agrees to use with care the apartment, furniture, appliances and accessories. The customer will have to leave the apartment in perfect condition, as at the time of its delivery, that is to say all waste must be disposed correctly and the apartment tidied up. Otherwise, there will be an additional charge for cleaning.



7. NUMBER AND IDENTIFICATION OF GUESTS

The customer must inform about the number of guests in the booking.
Only the persons indicated in the reservation by the customer will be able to enter the apartment, unless further permission.
The number of customers using the apartment must not exceed the number assigned to each apartment.
The customer agrees not to sublet the apartment, or loan it, or transfer to third parties the contract.
Pets are not allowed unless permission or in cases specifically permitted.
If the customer does not respect one of the conditions mentioned above, we reserve the right to terminate the contract and ask the client to leave the apartment. In this case the customer will not have any form of refund.



8. BEHAVIOUR IN THE APARTMENT

Loud music and parties are strictly prohibited.
Guests staying in an apartment are informed that if they decide to organize parties, or listen to music at high volume, and the neighbors should complain and / or call the police, this will involve the resolution of the lease with release immediate of the property, regardless if in that moment will be day or night.
Guests are invited to respect other residents and stay quiet between 22:00 and 10:00.
The customer is invited to adopt a correct and decent behavior and this rule is also applied to all the guests with him.
Harmful, dangerous or illicit activities or contrary to rules and regulations are prohibited.
Guests staying in an apartment are informed that if they will be involved in these activities and the neighbors should complain and / or call the police, this may result in the immediate resolution of the contract and release of the apartment , regardless if in that moment will be day or night.

The conditions listed here are considered known at the time of booking and also will be signed at check-in on arrival.



9. RESPONSIBILITY

No responsibility will be charged to our company or to the apartment’s owner in case of direct or indirect damages that may arise as a result of improper use of the apartment by customer, including, without limitation, damages, insurance, losses because of fire, theft or criminal behavior.



10. OUR WEB SITE

Descriptions and information of the apartments will be provided in the description of the apartments, which are also presented on our website.
The company undertakes to ensure that the data and information of the apartments are correct, however, no responsibility can arise in the event of any descriptive discrepancies.

We reserve the right to change information that are published on the web site at any time including rates, descriptions and photographs. It does not offer you any warranty or representation regarding the suitability of products or advertised services on the website.

We reserve the right to update the terms and conditions at any time, if necessary.

These conditions do not affect your specific legal rights.
